Commissioning Services
The American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE) describes the commissioning process as a “capable way of verifying that facility and its systems meets the Owner’s Project Requirements (OPR)”. Commissioning (Cx) is the process of ensuring the HVAC system meets the owner’s operational requirements. The HVAC commissioning process is an integral part of the design, construction, operation and maintenance of a HVAC system. Commissioning can be performed on new buildings, facility additions, or renovation projects.
The main goal of the Cx function is to ensure that a building’s HVAC systems are operating correctly and in the way in which the building owner intended. HVAC commissioning is recognized as an important process of design, construction, operation, and maintenance of HVAC systems for commercial buildings. As commissioning becomes more popular it’s that much more important to learn about the great benefits it can provide an owner.

The commissioning process begins with a thorough check of the HVAC equipment both during installation and after it has been installed. This check involves the verification of the equipment and material insuring it has been installed as specified and in the proper location. After verifying that installation meets construction details and manufacturer’s requirements, a custom checklist along with documentation of the installed equipment is created. This is used to verify the equipment is both operating properly and efficiently.
Witnessing equipment operation is the next step. The equipment operations are verified to meet both the manufactures’ requirements and the needs of the OPR. This is to verify and document proper operation which includes the startup, shut down, and sequence of operation. Noting any issues of improper operations, startup, shutdown safety and special operations such as fire and smoke. Any discrepancies or failures which cannot be immediately corrected are documented and reported to the necessary contractors immediately, for correction. These are then verified upon completion of repairs.
The third step is to verify operations in the real-world life of your building. By checking the building operations against owner concerns slight operational change may be needed to maximize the building occupants’ comfort, while maintaining an efficient building operation. The benefit of HVAC commissioning is realized on many levels; the building owner will have complete documentation of how the HVAC equipment is operating and any issues that need to be resolved, they will know that the equipment is operating as intended and that efficiency and comfort will be attained, and the contractors will have documentation of all the HVAC equipment’s performance which can lead to fewer call backs.
